Field Diagnosis

We diagnose the whole door, not just the loud part.

Every garage door has four seal lines: a bottom astragal, two side-jamb seals, a top header seal and (sometimes) a threshold strip glued to the slab. They all break down — UV cracks the rubber, the bottom seal flattens after a few winters, mice chew through corners. Once any of them go, you get drafts, snowmelt running into the garage, salt dust over everything and pests.

We replace whichever seal lines are gone. Bottom astragals are usually 15 minutes — door up, old seal slides out of the aluminum retainer, new one in. Side and top seals get peeled off the jamb and re-nailed with new vinyl. Threshold seals get the floor cleaned, the strip cut to length and glued down. Most full-seal jobs are under an hour.

We carry P-style and T-style bottom astragals, side-jamb vinyl in black, white, and brown, and aluminum threshold strips up to 20 feet — so you're not waiting on parts.

How long does a bottom seal last?+

4–7 winters in the GTA. Salt and UV are what kill them.

Threshold seal or bottom astragal — which?+

Both if the slab is uneven. The bottom seal moves with the door, the threshold seals the gap below it.

Will a threshold seal stop garage flooding?+

It stops driveway run-off and wind-driven rain. Won't stop a flooded driveway, but handles the everyday water.

Can I replace the bottom seal myself?+

Yes, if the door is balanced and the aluminum retainer is in good shape. We'd rather you call — most DIYs leave 6" of seal hanging out one end.
